Rising damp is a condition caused by ground moisture rising up a masonry wall by capillary action. It often occurs where there is no damp-proof course (DPC) or where the DPC has been damaged or bridged. Older houses were built without damp-proof courses or with a barrier material that is liable to failure.

The result of rising damp on the inner wall is visible as a darker patch on the plaster lining of the inner wall, usually starting at floor level on the ground floor and rising up from there, hence the term. In extreme cases, salt leached out of the wall forms crystals on the surface of the plaster as the water evaporates. Needless to say, the appearance of rising damp.

Penetrating dampness is defined as the entry of water into the masonry and external fabric of a building.

Symptoms will usually only occur during wet weather. A watermark might appear, and grow if the water continues to enter. If not fixed, plaster may start to perish. Penetrating damp can sometimes be caused by gutter or roof problems which have allowed rainwater to spill onto and saturate areas of wall.

Penetrating damp is most frequent in older homes, which have solid walls. A new build property with cavity walls offers more protection and is unlikely to suffer from this type of defect, unless there cavities have been blocked. Penetrating damp can be tricky to pin-point, and often may require expert help. Installing cavity insulation to exposed walls is becoming a more common problem.

Old chimney breasts are prone to salt attack due to years of dealing with combustible gas. Hygroscopic salts are deposits created because of burning fuel in your fireplace – these can travel to the surface of your chimney breast. Hygroscopic Salts attract moisture in the air within a room and create visible damp patches or make the surface damp to touch.

Fitting plastic windows and doors, draught proofing everything that opens, in the constant endeavour to reduce fuel consumption is sealing in moisture. All inspections are undertaking in line of recommendations set out by the Building Research Establishment in digest 329 revised 1990 and IP13/90 1990. In most cases an external visual inspection is only needed to establish the condition of the wall ties however an cavity endoscope inspection or exposing the existing tie end may be needed. Works are carried out by NVQ level 2 trained wall tie installers in accordance to BS 5628-1:2005, BRE 401 and Wallfast Ltd technical specification.
